Land South of Norton Lane offers an opportunity to deliver up to 850 high quality homes, alongside infrastructure improvements and new amenities accessible to the wider community.

The development will include more than 25 hectares of high-quality green spaces, as well as play areas, for local people to use and enjoy and wildlife to thrive.

Housing

New high quality homes for all

The development will deliver up to 850 high-quality homes to meet the diverse needs of the local community. A mix of housing types will be provided, ensuring that those at different stages of life have access to the homes they need.

  • Family homes
– a selection of well-designed homes will be available, ranging from smaller properties for first-time buyers to larger houses suited to growing families.
  • Affordable housing
– 50% of the homes will be designated as affordable (such as shared-ownership and affordable rent), helping to support residents onto the housing ladder.
  • Approximately 5% of plots for self-build and custom-build homeowners
  • Potential care housing
– we are exploring provision for specialist accommodation to cater for older residents and those requiring support.
  • Sustainable design – homes will be built to high energy efficiency standards and could include measures to reduce carbon emissions such as electric vehicle charging points, helping to future proof homes.

Landscaping

New, publicly accessible open spaces

Creating a well-balanced and attractive environment is central to the vision for this development. Open spaces and ecological enhancements will be key features, providing areas for both residents and wildlife to thrive.

Extensive, high-quality green spaces will be woven throughout the development, totalling more than 25 hectares – the equivalent of around 35 football pitches. These spaces will include play areas and open spaces for a range of recreational activities.

Sustainable drainage

Improved flood management for the local area

We understand that flooding is a key issue locally, particularly along Norton Lane. Solihull Council has identified the need for a flood alleviation scheme in this area, which Summix is planning to deliver as part of the proposals.

The flood alleviation scheme will solve existing flooding issues along Norton Lane, benefitting in the region of 60 properties. It will also ensure that our proposals will not cause any increase to flooding issues in the area.  

These improvements would include:

  • Sustainable drainage systems (SuDS)
    Designed to slow down and control the flow of rainwater, SuDS will help to prevent excess water from overwhelming drainage networks.
  • Retention ponds and swales

    These natural features will be integrated into the landscape, helping to store excess water during heavy rainfall and providing valuable wildlife habitats.
  • Permeable paving 

    Allowing rainwater to drain into the soil, reducing runoff and the risk of flooding.

We are committed to working with Solihull Council and the local community to explore, design and implement a series of solutions to reduce flood risk in the local area, providing a material improvement for existing residents living in Tidbury Green.

New community amenities for everyday needs

A thriving community needs more than just homes. To support the growing population, the development will incorporate a range of amenities that cater to everyday needs and enhance quality of life. These could include a café, shop or community hall. We are keen to understand what the existing community most needs.
